Since 2009 Chimera Funding has specialized in investment property acquisitions for rehab and redevelopment. We work with investors looking to lend, buy properties, and/or borrow funds. Our investment opportunities come to us through a myriad of creative resources. We continuously source discounted properties in all conditions, from move-in ready to cosmetic fixers to complete tear-downs.
We offer funding for projects from individual private investors to larger capital partners.
Our team has a deep understanding of the Greater Los Angeles market through working directly in real estate sales, finance, acquisitions, and property management. We also have a strong understanding of construction and development and recognize the steps needed to complete a successful project.
In 2014, A Roof Above Us was created by the principals of Chimera Funding with the main purpose of purchasing homes to use for cost free temporary and transitional housing for abused and homeless women with children and homeless veterans with children. These private homes will help families stay together, provide refuge from abuse, keep children out of the foster care system, and allow these families to get back to a path of self-sufficiency. Our mission is to provide housing to the most vulnerable and underserved of the homeless population: children.
The principals of Chimera Funding intend to use excess profits from real estate projects to purchase under market properties to repair and hold for charitable use. By using private investor funds and providing a highly competitive rate of return, this will ensure a continuous source of funding for projects. The goal is to grow the charity through use of a sustainable model and increased volume of projects. A Roof Above Us is currently in the process of seeking 501(c)3 designation from the IRS.
